Live · Lisbon beta

70% of the Lisbon real‑estate market never reaches the sites you're checking.

By the time a listing hits Idealista, there are usually three offers on it. Weave reads every portal, agency and group at once — and pings you the minute something fits your criteria.

01 — The problem

The listings you see are the tip of the iceberg.

30%
Publicly listed Off‑market · agency · groups

Roughly one in three properties on the market ever reaches the sites you check every morning.

The good ones — fair price, good light, no bidding war — rarely do. They move agent‑to‑agent, inside WhatsApp groups, on individual agency sites, on building‑manager noticeboards, through word of mouth.

And the listings that do eventually reach Idealista? They've usually been sitting on an individual agency's own site for weeks before that — often already under offer by the time you spot them.

Weave watches every agency, every feed, constantly, and ranks what matches against what you've told it matters.

02 — How it works

One brief. Dozens of sources. A quiet inbox that only pings when it should.

01

Tell Weave what you actually want.

A 10‑minute conversation: neighbourhoods, budget, layout, light, noise tolerance, deal‑breakers. In plain Portuguese or English.

02

It watches everywhere at once.

Public portals, agency sites, off‑market feeds, regional classifieds, WhatsApp groups you've opted into. New posts are read and understood in seconds.

03

It reads past the listing copy.

Floor plan, photos, price‑per‑m² history, the street itself. If the €480k flat is above a bakery with 4am deliveries, it'll tell you.

04

You get pinged. Once. Only for the right one.

No daily digest, no noise. A single message when Weave is confident. Reply to book a viewing — it'll handle the agent.

On WhatsApp instead? We'll ping you when it's live.

Weave currently runs inside Telegram — that's where new matches land. WhatsApp support is on the way. Leave your number and what you're looking for, and we'll reach out the moment it ships.

We'll only message you once, when it goes live.
05 — Frequently asked

What people ask before they apply.

Q1 How is this free? +
During beta, the service costs you nothing — no subscription, no success fee, no data‑selling. We're testing the match quality with a small group of renters and buyers in Lisbon before we think about pricing. When paid plans arrive, beta users lock in their original rate for life.
Q2 Are you an agent? +
No — Weave is a buyer's/tenant's tool. It works on your side of the table: finds listings, ranks them, handles the first round of messages, and introduces you to the selling agent when you want to view.
Q3 Where does the data come from? +
Public real‑estate portals, individual agency websites, regional classifieds, and opt‑in WhatsApp/Telegram groups you're already in. Weave indexes what's visible and legal to read. It doesn't scrape private databases and it doesn't post on your behalf without your say‑so.
Q4 Why do I have to apply? +
Each active search uses real compute and real human review. We're onboarding ~40 people a week in Lisbon to keep match quality high. Applications are reviewed within 48 hours; most people get in.
Q5 Is it rent, buy, or both? +
Both. The brief you fill in at onboarding covers either — you can pause one side at any time, or run both in parallel if you're torn.
